
AI, Trust, and the Future of Lead Generation
Last week I had the privilege of presenting to hundreds of mortgage brokers at the Mortgage & Finance Association of Australia (MFAA) Conference.
MFAA’s Head of Education, Dan Walsh, invited me to present in the morning session: “Trust Before the First Conversation: Building Digital Visibility, Credibility and Reach.”
It was a well-chosen topic: Trust is everything for mortgage brokers.
And it’s the same for AI.
I delivered a keynote titled Why AI is changing how mortgage brokers get found, trusted and chosen, before joining Jacqui Cooper, Kate Littlejohn and Mark Polatkesen for a panel discussion on digital trust and lead generation.

The point I wanted to emphasise wasn’t the technology, it was trust.
The questions from brokers weren’t about prompt engineering or which AI platform would win the race.
They wanted to know:
- Will AI replace Google?
- Does SEO still matter?
- How do I get recommended by ChatGPT?
- What should I change on my website first?
- How do I stand out when every mortgage broker seems to look the same?
Those questions reinforced something I’ve been saying for some time.
AI hasn’t changed the fundamentals of marketing. It has simply made trust visible.
The Customer Journey Has Changed
One of the biggest misconceptions about AI is that Google is somehow disappearing.
It isn’t.
Google still processes more than 8.5 billion searches every day, while ChatGPT now handles around 2.5 billion prompts daily. Claude is approaching 900 million prompts a day. AI is growing at an extraordinary pace, but Google remains the dominant search platform.
The real change isn’t Google. It’s the customer journey.
For years, borrowers searched using keywords.
Mortgage Broker Melbourne.
Home Loans Bayside.
Today they’re having entire conversations on ChatGPT.
“Can you recommend a mortgage broker who specialises in self-employed business owners with investment properties, and SMSF, and a family trust? They need to have only 5-star reviews and service where I live.”
That’s a fundamentally different search.
Here’s the analogy that everybody can understand:
Google is the library. AI is the librarian.
Google is like walking in the library, but you choose the book yourself.
AI is the librarian that hands you the book and says, ‘read this.’
The same thing is happening with businesses.
The Biggest Question AI Is Asking
One of the audience participation exercises produced an interesting result.
I asked brokers to keep their hand up if they:
- Asked for Google reviews
- Published helpful content
- Used authentic photography
- Had location pages
- Published FAQs
- Appeared in media articles
- Had won industry awards
- Were active on LinkedIn or social media
- Had already received enquiries from AI
By the end, only a handful of hands remained in the air.
The exercise wasn’t designed to make anyone feel uncomfortable. It demonstrated something much more important. AI isn’t simply reading your website. It’s building a picture of your business from every piece of evidence it can find across the web:
- Your Google Business Profile.
- Your reviews.
- Your LinkedIn profile.
- Industry directories.
- Media mentions.
- Awards.
- Case studies.
- Helpful content.
- Social media.
AI is trying to answer one simple question:
Which brand can I trust?
Visibility Gets You Seen. Proof Gets You Recommended.
For years, digital marketing was largely about visibility.
Rank higher. Generate traffic. Win the click.
Those things still matter.
But AI has introduced another layer.
Proof.
During the presentation I made a simple observation that seemed to strike a chord.
Your website can say you’re the best mortgage broker in Melbourne.
AI says:
“Prove it.”
Can you prove it through reviews, client success stories, media coverage, and awards?
Can you prove it through educational content and the consistency of your digital presence?
Marketing has always been about making promises.
AI is remarkably good at looking for evidence that those promises are true.
Don’t Be Another Apple. Be the Orange.
One of my favourite slides showed five identical Granny Smith apples sitting beside one orange.

I challenged the audience to think about their brands and differentiate; set their business apart by niching down and focusing on what makes their business unique.
Brand differentiation has never been more important, especially for AI recommendations.
Too many businesses still look and sound identical: the same stock photography, generic AI-generated copy, the same bland messaging.
If AI sees five businesses that all look the same, why would it recommend one over another?
Distinctive brands are easier for people to remember. They’re also easier for AI to understand.
One of the strongest themes that emerged during the panel discussion was the importance of having an opinion, not creating content for the sake of it.
Creating content that demonstrates expertise, reflects your personality, and speaks directly to the clients you want to attract.
Generic content has become wallpaper. Distinctive thinking stands out.

What The Best Mortgage Brokers Are Doing To Build Trust Online
One thing became very clear during the panel discussion. The brokers building the strongest brands weren’t talking about gaming algorithms, they were talking about customer experience.
They were educating their clients, publishing short videos, sharing genuine opinions, building communities, collecting reviews consistently, using authentic photography and celebrating awards. They were answering the questions their clients ask every day.
None of those activities were created specifically for AI. They were simply evidence of businesses that genuinely cared about serving their clients well.
That’s the point.
Operational excellence leaves a footprint: digital evidence.
AI is becoming remarkably good at recognising it.
AI Didn’t Change Marketing. It Made Trust Visible.
If there was one message I hoped every broker took away from the conference, it was this: AI hasn’t rewritten the rules of marketing.
People still choose businesses they trust.
The difference is that trust now leaves a digital footprint:
- Every review.
- Every testimonial.
- Every helpful article.
- Every award.
- Every media mention.
- Every positive customer experience.
- Every fulfilled promise.
Leaves behind evidence.
The businesses that thrive over the next decade won’t necessarily have the biggest marketing budgets.
They’ll be the ones that consistently educate, deliver, and build trust. Because that’s what leaves evidence for AI to recommend them with confidence.
My Biggest Takeaway From The MFAA Conference
The brokers I met weren’t looking for shortcuts. They already understood how to be a trusted advisor; they just wanted to know how to make that evident for AI.
That’s encouraging.
Because I don’t believe the future belongs to businesses that become experts in AI.
It belongs to businesses that build trusted brands, deliver operational excellence, and leave behind the digital evidence that proves it.
These are the businesses that will become impossible not to recommend.
